3 Tips for a Successful Property Buying Trip in Lagos, Portugal

Over the years I’ve noticed that the most successful buying trips usually follow a few simple principles.

Keep an Open Mind

Photos and floor plans never tell the full story.

Sometimes the property that ends up being “the one” isn’t the one you expected before you arrived. And equally, some that look perfect online don’t feel quite right in person.

Giving yourself the space to explore a few different options often leads to better decisions.

Focus on Areas as Much as Properties

Lagos has several distinct neighbourhoods, each with its own character, atmosphere and lifestyle.

In many cases, choosing the right area is just as important as choosing the property itself.

Taking the time to explore different locations during your visit can give you much more clarity on what feels right.

Don’t Rush the Decision

Buying property in Lagos, Portugal is an exciting step, but it’s important to feel comfortable and confident in your choice.

A well-planned viewing trip gives you the time to reflect, ask questions, and adjust your search if needed.

Sometimes the right decision becomes clear straight away. Other times, it takes a little more time- and that’s completely normal.

What We Usually Do During a Property Viewing Trip

A trip for viewing or buying property in Lagos, Portugal is about much more than simply visiting homes.

When buyers come to Lagos, we normally organise a schedule that allows time for both property viewings and the practical steps involved in purchasing.

If you are planning to buy a property, it’s best to allow a minimum of four working days in Lagos. This gives enough time to:

    • View a carefully selected range of properties
    • Complete some partial steps involved in buying property in Portugal
    • Have coffee or lunch during feedback meetings to change the strategy as needed

Of course, some buyers choose to stay longer and combine their search with a holiday, which I always recommend!

Practical Steps while You’re Here

During your time in Lagos, we’ll also take care of some of the practical steps involved in buying property in Lagos, Portugal. Many of these can be arranged quickly while you’re here, especially if we’ve prepared things in advance, so everything moves smoothly alongside your property viewings.

Obtaining Your Portuguese Tax Number (NIF)

If you don’t already have one, obtaining a Portuguese tax number (NIF) is usually one of the first steps.

This number is required for buying property in Lagos Portugal, but also for opening a bank account.

The process is normally straightforward and can often be arranged quickly.

Opening a Portuguese Bank Account

Opening a Portuguese bank account is not always mandatory, but it is strongly recommended.

It makes transferring funds, paying taxes, and managing ongoing property expenses much simpler.

Meeting Your Lawyer

Your lawyer will play a key role throughout the purchase process.

During your visit, we can introduce you to one of the trusted English-speaking property lawyers here in Lagos who regularly assist international buyers.

They will explain the legal steps involved and handle all due diligence once you decide to proceed with a purchase.

Signing a Power of Attorney (Optional)

Many international buyers choose to grant their lawyer Power of Attorney.

This allows the lawyer to sign documents on your behalf if you are not physically in Portugal during later stages of the transaction.

For many buyers, this makes the process significantly easier.

What Can I Prepare in Advance?

Before your visit to buy property in the Algarve, there are a few practical steps we can take care of in advance so that everything is already in motion by the time you arrive. This means we can use your time here efficiently and move quickly with things like opening a bank account or arranging your NIF if needed. Once you decide to move forward, we will normally need:

    • A completed client information form
    • Proof of address (such as a recent utility bill)
    • A copy of your passport

It’s also worth arranging your accommodation, car hire and flight ahead of time so your visit runs smoothly. If you’d like, I’m always happy to help with recommendations or organising this for you.

Although something more last-minute can be accommodated, it’s best to give at least three to four weeks notice before your arrival so we can prepare everything in advance and make the most of your time here.

Just as importantly, we’ll take the time upfront to clearly define your search criteria. This includes your:

    • Budget
    • Must-haves
    • Nice-to-haves
    • Deal breakers

Getting this clarity early on means we can focus on the right properties from the start and avoid wasting time on options that don’t fit.

What Happens If You Decide to Buy?

Congratulations! If you find the right property during your visit, the next step is usually to reserve it so that legal checks can begin.

The full buying process in Portugal includes:

    • Reservation of the property
    • Legal due diligence
    • Signing the Promissory Contract (CPCV)
    • Final Completion (Escritura)

Frequently Asked Questions: Buying Property in Lagos Portugal

How long should I allow for a property buying trip to Lagos?

A minimum of four full working days is recommended. This gives enough time to view a carefully selected range of properties, complete practical steps such as obtaining your NIF and meeting your lawyer, and have the breathing space to reflect and refine your search if needed. Many buyers choose to stay longer and combine the trip with a holiday, which is always a good idea.

Yes, a little preparation in advance makes a significant difference. It helps to share a copy of your passport, a proof of address and a completed client information form before your arrival. This means practical steps such as opening a bank account or arranging your NIF can already be in motion when you land. Giving at least three to four weeks’ notice before your visit allows everything to be organised properly.

A NIF (Número de Identificação Fiscal) is a Portuguese tax identification number. It is required for buying property in Portugal and for opening a Portuguese bank account. The process for obtaining a NIF is straightforward and can usually be arranged quickly during your visit to Lagos with the support of your estate agent or lawyer.

It is not a legal requirement, but it is strongly recommended. Having a Portuguese bank account makes it considerably easier to transfer purchase funds, pay taxes such as IMT and stamp duty, and manage ongoing expenses like utilities and condominium fees once you own the property.

A buyer’s agent represents you throughout the entire purchase process rather than the seller. This includes shortlisting and organising property viewings across multiple agencies, advising on areas and values, guiding negotiations and supporting you through to legal completion. Working with a buyer’s agent in Lagos means you have an experienced local professional whose sole focus is finding the right property for you.

Some international buyers do complete purchases remotely, often by granting their lawyer Power of Attorney to sign documents on their behalf. However, most buyers prefer to visit first. A viewing trip allows you to explore different neighbourhoods, see properties in person and get a genuine feel for the lifestyle, which photographs and virtual tours cannot fully replicate.

Power of Attorney is a legal document that authorises your lawyer to sign contracts and complete certain stages of the purchase on your behalf if you are not physically present in Portugal. It is entirely optional, but for international buyers who cannot travel back for every stage of the transaction, it can make the process significantly more straightforward.

Quality matters more than quantity. Rather than rushing through as many properties as possible, a well-planned trip focuses on a carefully selected shortlist matched to your specific criteria and budget. This tends to lead to clearer decisions and avoids the overwhelm that comes from seeing too many options in a short space of time.

Look for a licensed agent registered with the AMI (Associação de Mediadores Imobiliários) in Portugal, such as Lagos Real Estate Specialists. As an experienced local agent, I have an established network of lawyers, currency specialists and local contacts, and will be able to represent your interests throughout the buying process, not just the viewing stage.
