What to Know Before Buying Property in Portugal

Buying property in Portugal can feel exciting, inspiring… and just a little overwhelming. Portugal ticks all the boxes — sunshine, safety, lifestyle, value — but before you dive in, here are 5 things I always share with my international clients (the kind of stuff you won’t always find in glossy brochures).

1. ✅ Yes, You Can Buy as a Foreigner — And It’s Pretty Straightforward

You don’t have to be a resident or EU citizen to buy property in Portugal. Buyers from the UK, US, Canada, South Africa, the UAE and beyond purchase here all the time. The process is open and legal protections are strong — as long as you work with the right people.

What you’ll need:
• A Portuguese NIF (tax number — don’t worry, I’ll help you get this once we find your ideal property)
• A bank account in Portugal
• A lawyer or solicitor (don’t skip this!) — I’ll introduce you to trusted professionals at the right time
• Proof of ID + funds

💡 I help with all of this — including trusted referrals so you’re not navigating it alone.

2. 💶 Property Prices Are Still Great Value — But the Market Moves Fast

Portugal remains excellent value compared to much of Western Europe, especially outside Lisbon and Porto. Lagos is still underpriced for what you get: beaches, historic charm, walkability, and a strong expat base.

But word is out — and the good places don’t sit on the market long. If you’re serious about buying property in Portugal, especially in hotspots like Lagos, be ready to move fast.

3. 🏡 There’s a Difference Between Buying New & Resale Properties

New builds often come with developer perks, warranties, and modern finishes — but in some cases can take longer to deliver.

Resale homes can offer character, better locations, or “fixer-upper” opportunities.

You’ll want someone to walk you through the pros and cons, especially when comparing legalities, timelines, and taxes.

4. 🧾 The True Costs of Buying Property in Portugal

Buying a home here involves:

  • IMT (property transfer tax) – based on price + status (main vs. secondary residence) – Learn more about Portugal’s IMT property tax via the official ePortugal site.
  • Stamp duty – flat rate
  • Legal fees & registration
  • Ongoing annual taxes like IMI (municipal tax)

Don’t worry — it’s manageable, and I help all my clients understand the true costs up front so there are no surprises later.

5. 🙋 Working With an Independent Agent Makes All the Difference

In Portugal, most agents represent the seller. But as a buyer, you deserve someone on your side — someone who:

  • Gets what you want (and what you don’t)
  • Acts in your interest
  • Guides you through every step — from lawyer referrals to post-sale support

That’s the role I play for my clients, and it’s a relationship I take seriously. It’s not just about finding a property — it’s about helping you feel confident, protected, and excited about your move.
